Façade restoration: an essential step for the preservation of your property

Façade restoration: an essential step for the preservation of your property

Are there inevitable reasons to renovate the facade of your house, such as deterioration, aging, or the desire for change? And what are the real benefits of carrying out these works?

First impression

The façade of your house is the first thing that visitors see when they arrive at your home, making it the showcase of your property. This is when the first impression is formed. After that, questions arise, such as whether the exterior reflects the interior of the house or whether it is an old renovated property whose façade has not yet been refreshed.

However, the façade is an indicator of how well you take care of your property. If it is in good condition, your home will appear healthy and well-maintained. For those considering selling or renting their property, a well-maintained façade will be more attractive. It is therefore important to consider the appearance of the façade from the outset and to keep it in good condition over the years.

The Constant Assaults

The façade of a house is constantly exposed to external aggressions such as cold, wind, rain, and pollution. This makes it vulnerable, and over time it can crack, become dirty, and the plaster can peel off. These problems can lead to the growth of moss and condensation, a decrease in indoor comfort, and an increase in energy consumption for heating.  A façade renovation will remedy these problems at the source and give your building a refreshed appearance.

How to diagnose problems with your façade

Performing a comprehensive diagnosis is crucial to determine the necessary work on your façade. While some damages may be obvious, such as a large crack, others may be more subtle. Here are some signs indicating that a renovation is needed:

  • Dirt, stains, and color variations: caused by exposure to weather, pollution, and aging
  • Presence of moss, lichens, and fungi: signs of humidity, they attack the façade and can affect the entire building
  • Cracks: resulting from ground movements or water infiltration, they indicate obvious damages or defects
  • Fractures or crevices: signs of more significant damages, they affect the entire thickness of the masonry (with a width greater than 2mm)
  • Chalking: disintegration of the wall upon touch

These signs show that it is essential to restore your façade. It is recommended to carry out regular checks and to perform cleaning at least every 10 years, followed by renovation work if necessary.

To accurately determine the cost of a façade renovation, it is necessary to consider the quality of the materials used, the labor, the state of the walls, and the total surface area to be treated. The desired finish, such as plastering, cladding, or siding, should also be taken into account.

Redoing the façade: choosing between renovation and repainting?

When you want to give your facade a fresh new look, you can either opt for renovation or repainting. Renovation may include deep cleaning, anti-moss treatment, and repairing cracks. The goal of renovation is to treat and repair in order to maintain the durability of the building structure.

On the other hand, repainting involves removing the existing coating and replacing it entirely with a new one. This operation requires specialized tools and particular expertise, unlike renovation, which can be done with some manual labor.

Renovating your facade will help preserve the integrity of your building by keeping it healthy and dry. In addition to ensuring waterproofing of the exterior walls, your home will be beautified and enhanced!

Kill Two Birds with One Stone

When considering a facade renovation, you can kill two birds with one stone by simultaneously improving the thermal insulation of your home. This method involves installing an insulating material, such as polystyrene or rock wool, on all the exterior walls of your property. It is wise to consider this option when renovating your facade to achieve significant savings on the total cost of the work.

Preventive measures

Take preventive measures to protect your façade: apply a water-repellent product and repair cracks every 5 to 10 years to avoid future damage. This step helps to increase the value of your property and extend its lifespan. Don't forget to request a work permit at least 10 days before the start of the work. The renovation of your façade should not be neglected!
